AC Leaking Water? We Find Why, Then We Stop It.

Clogged Drain Lines · Frozen Coils · Overflowing Drain Pans · Same-Day Service

Water under the air handler, a stain spreading across the ceiling, a system that shut itself off. Most AC water leaks aren't refrigerant. They're a condensate drain that clogged, a coil that froze, or a drain that was never installed right. We find which one it is before we touch anything, give you the price first, and fix the cause so it doesn't come back next humid week. Water running right now? Switch the system off at the thermostat and call 602-560-8989, and we'll talk you through it while we head your way.

What Our Customers Say

I am so happy I found Chris and his team again. I was a long time customer of Hays cooling heating and plumbing, and loved them. That service experts company that took over hays last year is horrible, they tried to rip me off on showing me bad parts for a different model water heater and told me it was from mine. The tech was like a used car salesman with a bad attitude. Til this day no manager ever called me back about it. AI helped me find Chris's new company and my former Hays team, I am on cloud 9. Ideal and Kolten came out and checked my water heater and did my AC maintenance. Both are good, nothing is wrong with the water heater. The Local Roots team is honest and they care about their customers. I never have to worry about the work they do or the pricing.

I highly recommend Local Roots, which is owned by Chris and Stacia Hays. They have been serving our home for almost a decade. Communication with the office is OUTSTANDING. Easy to schedule. They call when the tech is on his way and even send a picture of him so we know who to look for. Most recently, Dave came out to inspect the furnace and because of a breakage caused by a roofer, Zac came out to do the repair. Both techs were very knowledgeable and treated our home as if it were their own. I’m so happy Chris and Stacia are still on operation. Their excellence is light years above and beyond all others!

Just had a great experience with Nolan and Local Roots AC and Plumbing. This is a family business with an evident focus on quality and integrity. I had been a committed customer to Hays since we had moved to this neighborhood in 2015. I was upset to learn that their business was sold and have had a number of interactions with other companies which were not of the quality I had become used to. I am delighted that the Hays have opened this new company and I will return as a loyal customer after my outstanding experience with Nolan today. He is skilled, polite, and seems honest. Plus, my dog loved him! (very rare for her). It makes life a little easier when I can worry about more important things than getting fleeced by AC companies.

Why Phoenix Chooses Local Roots

Chris and Stacia Hays spent 20 years building one of the most trusted HVAC and plumbing companies in the Valley. After selling it in 2020, they watched what happened when private equity took over. Service quality dropped, the personal touch disappeared, and customers became numbers.

Former clients started calling: "The service isn't the same. Can you help us?" So they came back. Local Roots exists because people deserve honest answers, upfront pricing, and work that's done right, from people who stake their name on every job.

We Fix the Cause, Not Just the Puddle

A clogged drain and a frozen coil both drip water and need completely different fixes. A lot of the time it's just a clogged drain and a straightforward clear. If that's all yours needs, that's all we'll do, and we'll tell you so.

Drains Cleared and Treated

Blowing out a line buys a few weeks. We flush it and treat it so the algae and biofilm don't grow right back and flood the pan again next month.

Float Switch Protection

We install a condensate safety switch that shuts the system off if water rises in the pan, so the next clog trips the switch instead of soaking your drywall.

We Correct Bad Drain Installs

Missing P-trap, no vent, a line that sags and pools. If your drain was run wrong, we re-pipe it right instead of clearing the same clog forever.

Upfront Flat Pricing

You'll know the price before we start, and that's the price you pay. No itemized surprises at the end.

Clean, Documented Work

Shoe covers, drop cloths, photos of what we found and fixed. We leave your closet and attic the way we found them.

Common Questions

Why is my AC leaking water inside?

Almost always the condensate system, not refrigerant. Your AC pulls gallons of moisture out of Phoenix air and routes it to a drain. When that drain clogs, the pan overflows, or a frozen coil melts faster than the pan can drain, the water ends up inside. The cooling usually still works fine. The drainage failed.

Is the water leaking from my AC dangerous?

It's not refrigerant and it's not toxic, but it does real damage. Condensate water sits warm and still, which lets mold grow in the pan and ductwork, and a slow drip stains ceilings and rots drywall before you notice. The water is harmless. The mold and rot it leaves behind are not, which is why a slow drip is worth a fast call.

Why does my AC drain line keep clogging?

The line stays warm, wet, and dark, and algae and biofilm grow in it every summer. Clearing it once doesn't stop that. A proper flush plus a treatment, and a yearly visit before monsoon season, is what keeps it open. If yours clogs every year, the install or the slope may be working against you, and we'll check that too.

What is a float switch, and do I need one?

It's a small safety device that shuts your AC off when water rises in the drain pan, before it reaches your ceiling. A lot of Phoenix homes, especially two-story builds from the '90s and 2000s with the air handler in the attic over a bedroom, never had one installed. If your air handler sits over finished space, it's cheap insurance against a four-figure drywall and mold repair.

Can the way my drain was installed cause leaks?

Yes, and it's more common than people think. A condensate drain needs a P-trap to hold a water seal, a vent on many draw-through air handlers, and a continuous downhill slope. Miss any of those and the line stalls or siphons dry and backs up. When we see a drain that clogs no matter how often it's cleared, the install is usually why.

Will a maintenance plan actually prevent this?

For drain clogs, yes. That's the one leak you can mostly design out. A pre-monsoon tune-up clears and treats the line, checks the pan and float switch, and changes the filter that keeps coils from freezing. It won't stop a twenty-year-old pan from finally rusting through, but it catches most water leaks before they start.

How fast can you come out?

Most leak calls during business hours get same-day service. If water is actively running and you can't reach the drip, call 602-560-8989 first and we'll talk you through shutting the system off at the thermostat while we dispatch.

Are you licensed and insured?

Yes. ROC 358833 (HVAC) and ROC 358832 (Plumbing). Family-owned, licensed, bonded, and insured. You can verify both on the Arizona Registrar of Contractors website.
