When it fails, the pilot will not stay lit and the burner never fires. In an electric tank, the upper or lower heating element burns out and the water either stays cold or runs lukewarm. Every tank unit also depends on an anode rod, a sacrificial metal rod that corrodes in place of the tank walls, and a T&P relief valve that opens if temperature or pressure inside the tank climbs past safe limits.

My water heater is leaking. Should I shut it off?

Yes. If you have a gas unit, turn the gas valve to the off position. For an electric unit, flip the breaker. Then close the cold-water shut-off valve above the tank to stop it from refilling. A small drip from the T&P valve discharge pipe may just mean the valve needs replacing, but water pooling at the base often indicates a corroded tank, and you want the water supply off while you wait for a diagnosis.

Do you service tankless water heaters?
